The property is situated on the eastern side of the Shannon River on the Longford/Roscommon border and approximately 8km west of Longford Town Centre. The property is accessed by a regional road and situated 1km from the N5 Longford to Westport Road national primary route. Longford is centrally located between Galway and Dublin and is approx. 43km north of Athlone town.

The N4 is the main route of access to Dublin via the M4/N4, with the M6 providing access to Galway via the N55 to Athlone. Dublin Airport is approx. 128km to the east and Knock Airport is approx. 85km to the west.

The property comprises a very substantial premises with a single-storey island office building to the front and a link corridor to the industrial building to the rear. To the west of the property is a workshop building with a bunded area for storage.


There are also a number of detached service buildings including a water treatment plant and open storage tanks to the northern boundary as well as a large yard.
