Sales Process

We appreciate that selling you home can be stressful.  Understanding the process and knowing what to expect, we believe can help reduce some of this stress.   With that in mind, below is an outline of the process of selling your home.

Your first contact with us

Your call will be put straight through to the residential sales department where a qualified and experienced negotiator will answer your initial queries.  We will then arrange a convenient time to visit your home and talk to you directly.

Visiting your property

When our negotiator visits your home, he/she will thoroughly inspect your property, taking measurements and noting the key selling points.  Our negotiator will advise you on the value of your property, the best method of marketing and a full breakdown of the costs.

Letter of recommendation

You will then receive a written confirmation covering all aspects of the sale as discussed including agreed viewing times for potential buyers to visit your home, costs and any specific issues you may have raised during you visit.

Instructing a solicitor

The successful sale of your property can be reliant on having an experienced and efficient solicitor.  We recommend that you appoint a solicitor before you put our property on the market and discuss the title documents, probate and the sales contract.

Marketing your property

Lisney will arrange to have your property photographed and prepare a quality, colour brochure with floor plans.  We can also arrange to have a 360-degree tour or video of your property.

To find the perfect buyer, you need to give your property the maximum exposure across a wide range of media. Viewings

After consulting with you on suitable times, we will co-ordinate with potential buyers and notify you with regard to special appointments and open viewings.  All viewings will be accompanied by a Lisney representative, allowing us to use our expertise to help sell your property.

Offers

All offers are submitted to you by your negotiator, who will also offer advice on whether or not they should be accepted. 

Agreeing a sale

If you decide to accept an offer, a non-binding booking deposit is collected from the buyer and held by Lisney.  We will then prepare a memorandum of sale and ask you to confirm you solicitor’s details.  Your solicitor will send out a draft contract to the buyer’s solicitor.  You will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion. 
We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.  There are no legal obligations until contracts are signed. 

Exchanging contracts

Exchange of contracts occurs when the following have been confirmed and agreed:

• Preliminary enquiries following receipt of draft contract.
• Evidence of good title.
• Specific issues highlighted in the Lease, if applicable.
• Local search queries.
• Fixtures and fittings to be included in the sale.
• The buyers mortgage offer.

A binding 10% deposit less booking fee is then paid to your solicitor when the contracts are exchanged and a suitable completion date is agreed (i.e. the day on which the new owners take possession of your property). 

Completion

Completion is when the residual monies (90%) are transferred from the buyer’s solicitor to your solicitors account.  Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
