LOCATION


St. Doolagh’s Park is situated on the east
side of the Malahide Road in a predominantly low density residential area
opposite the landmark St. Doolagh’s Church. 
The location is within easy reach of the north city suburbs and
Malahide, Kinsealy and Portmarnock.  These
suburbs have grown substantially in population in the last ten years and is
predominately a popular residential area for both new developments and large
one off detached houses.


St. Doolagh’s Park is approximately 1.3km
north of the Malahide Road/N32 intersection leading to the M50 and the M1
motorways and approximately 4.5km south of Malahide village. The property is
within easy reach of Dublin Airport, the Port Tunnel and the M1/M50.


DESCRIPTION


The property comprises the superbly
refurbished, three storey St. Doolagh’s Park House together with a walled
garden adjoining on which a development of a 52-bed nursing home has been
substantially completed to wall plate level. 
The entire occupies a site area of approximately 2.63HA (6.5 acres).


St. Doolagh’s Park House extends to a gross
internal area of approximately 1,059 sqm (11,400 sqft) and has been extensively
refurbished and is in excellent condition. It is currently in use as office
space and retains many of its period features.


It is accessed directly off the Malahide
Road by a winding avenue and enjoys extensive views in an easterly direction
towards Dublin Bay and Ireland’s Eye.


The garden level is divided into individual
offices all with plastered and painted walls and ceilings with carpet covered
concrete floors. The ground floor level is accessed from the main entrance and
leads through to several large reception rooms providing excellent training,
office or exhibition space. The first floor offers a boardroom and further
individual offices. The upper floors are accessed via the original sweeping
staircase and there is also a lift servicing all floors. A separate staircase

30 October 2007.  The development is over
two levels with basement car parking and nursing home at ground floor level.


There is also a rehabilitation centre,
known as St. Doolagh’s Park Care & Rehabilitation Centre, adjoining the
subject property with a right of way over the driveway.  There are further lands to the south, shown
outlined in yellow on the attached aerial photograph and the ordnance survey map.
These lands are currently in the planning process and are excluded from the
sale at present. Further information on the status of these lands is available

Please note that the property is capable of being divided up and sold in lots to comprise the house, the nursing home and the land. 


TOWN PLANNING


The property is situated in an area zoned
GB “to protect and provide for a green belt to demarcate the urban and rural
area and provide for agricultural and amenity in a manner that protects the
physical and visual amenity of the area”.


The development plan states the designation
and maintenance of green belt areas is integral to the long-term sustainability
of land use arrangements to be pursued in the county.


The current planning grant is for a nursing
home development to the side and rear of the existing St. Doolagh’s Park House
protected structure and provide 52 bedrooms in this new building within the
walled garden restoring a link to St. Doolagh’s House at lower ground floor
level.  The protected structure is to be used as administrative support unit.
