The commercial property market had a reasonably good 2011 in terms of take-up of accommodation. All sectors exceeded expectations, particularly the office sector. Vacancy in the office and retail markets continued to fall, primarily driven by the fact that there has been no new development of significance in recent times. Unfortunately, vacancy increased in the industrial sector due to a large amount of space being placed onthe market by receivers. In all sectors, the nature of leases remained firmly in favour of tenants with very flexible and incentivised deals on offer.
