Residential Sales Negotiator
A fantastic opportunity for a Sales Negotiator has arisen to join one of Irelands leading property consultancies. We are looking for a self-starter with drive and ambition, capable of working on their own initiative.
Responsibilities
• Liaison with vendors, making/confirming all appointments and inspections
• Actively involved in the sale and letting of properties, working towards office targets
• Use of Residential Property Systems – RPS. Previous knowledge an advantage but training will be provided.
• Office administration including brochure displays, window displays, updating/maintaining house list and residential mailing list
• Liaising with buyers/tenants, dealing with all telephone, email and direct office enquiries
• File Management System, diary maintenance, mail matches on new properties
• Attending and participating in all Residential Meetings
• Drawing up lease agreements
• Instructing landlords re Private Rented Tenancy Board
• Arranging standing orders
• Handling inspections and viewings
• Sourcing new business
Profile
• First-rate customer services skills with an outstanding ability to liaise with vendors and buyers
• Demonstrate excellent communication and interpersonal skills
• Highly pro-active and self-motivated team player. Extremely efficient and effective member of staff
• Customer Services/Sales background preferred
• Excellant knowledge of the Dublin area
• Must have at least 3 years’ experience in the last 5 years or meet the minimum academic qualifications as set out by the Property Services Regulator Authority
• Full clean driving licence and own transport

Graduate Surveyors - 2013

As a Graduate Surveyor your role will involve:
• Assisting generally with valuations, rent reviews and other professional services offered by the company
• Demonstrating excellent knowledge of all services generally offered by the company
• Assisting with monthly, quarterly and annually institutional valuations including the collation and analysis of comparable evidence
• Liaising with potential investors and clients
• Assisting with inspections on surveys including measurement and calculation of floor areas and preparation of draft reports
• Assist with the production of the annual rental indices
• Responsible within the department for the upkeep and recording of comparable investment transactions and current availability
• Inputting all new instructions, comparable evidence from other agents and newspapers
• Maintaining a log of available investment opportunities and updating investment mailing list
• Producing questionnaires to be sent to investors with a view to updating the above mailing list
Profile:
• Post-Leaving Cert qualification in a property related field (e.g. Bolton Street DIT) minimum result 2:1
• Strong typing skills with ability to learn new processes effectively
• Proficient in MS Office especially Excel and Word
• Excellent communication and interpersonal skills, ability to work on own initiative and as part of a team
• Fluency in both written and oral English

Commercial Property Manager
An opportunity has arisen for a Commercial Property Manager to join our established Property and Facilities Management Department. The successful candidate will be responsible for the day to day management of a mixed use commercial portfolio on behalf of landlords / management companies.
Responsibilities
• General supervision of the state of repair of the property and arranging for works / schedules of dilapidations to be undertaken in a timely manner
• Arranging for building / third party insurances, paying premiums, recovering expenditure from tenants. Dealing with claim for losses covered by insurance and answering tenants enquiries relating to insurance cover
• In conjunction with Management Accounts ensuring the collection and remittance of rents and service charges, insurance premiums etc on behalf of our clients and the preparation of service charge budgets
• Ensuring that all leases / licences etc are up to date and recorded correctly on the property system
• Dealing with tenants applications for alterations, subletting, assignments etc
• Ensuring compliance with lease covenants
• Implementation and tracking of property maintenance program
• Maintenance of information on the Helpdesk and key holder details
• Management of Fire and Health &Safety matters and responding to ad hoc emergency maintenance requests
Qualifications / Experience
• 2 to 4 years Commercial Property Management experience
• Must have at least 3 years’ experience in the last 5 years or a meet the minimum academic qualifications as set out by the Property Services Regulator Authority
• Full valid driver’s license
• Fundamental understanding of landlord/tenant relationships and property law
• Familiarity with computerised Property Management systems such as TRAMPS etc. is desirable

Portfolio Accountant
A fantastic opportunity for a Portfolio Accountant has arisen to join one of Irelands leading property consultancies. We are looking for a self-starter capable of working on their own initiative.
The Role:
•Annual billing of insurance premiums
•Assisting with external auditors in relation service charge audits and completing audit schedule control report
•Bank reconciliations
•General file management
•Liaise with clients, tenants, accounts team and property managers as necessary
•Management of company accounts schedule
•Monthly management fee invoicing
•Monthly rent & service charge invoicing
•Posting receipts to Tramps daily
•Preparation monthly & quarterly client reports to include Budget v Actual schedule control
•Process of Payroll and liaise wit payroll company
•Remittance of Rent to Owners
•RTO control account
•Service charge y/e & budget apportionments
•Set up of new properties on system, including tenant and lease details etc
•VAT returns
•Other duties as and when required
The profile:
•The ideal candidate will have previously worked in the area of property management
•Good interpersonal skills / team player, demonstrating ability to use own initiative
•2 - 3 years’ experience working within an accounting environment
•Excellent communication skills, both written and oral
•A working knowledge of Office 2007/2010 Professional and Microsoft Outlook
•Knowledge of Estate Management systems a plus eg ECS / Qube / Tramps
